Client

Sirin Development is one of the largest logistics real estate developers in the Baltic region. Its activities include development and management of logistics centers, build-to-suit projects, acquisition and leasing of industrial real estate, and land development. Over more than 15 years of operation, the company has built and manages a substantial portfolio across Lithuania and Latvia. Sirin Development is also the only company from the Baltics included in the TOP 20 ranking of Europe’s largest logistics real estate developers by PropertyEU Magazine.

Challenge

Cost allocation to tenants was previously managed in Excel files, which became increasingly difficult to maintain over time and with staff changes. As the number of properties grew, so did the volume of data, leading to inefficiencies and misalignment between accounting and asset management teams. In some cases, processes were duplicated, such as recording purchase invoices and later reallocating them.

To address these challenges, Sirin Development implemented Microsoft Dynamics 365 Business Central with the SOFT4RealEstate solution, enabling real estate management and accounting within a single system.
